End of tenancy and pre-sale

A firm price, and a guarantee that survives the inspection

For empty homes at the end of a tenancy or before a sale. Three questions about the property, only one of which costs anything, and you get a firm price. Not a range, and not a visit.

Why people book it

The last thing you need at the end of a lease is a surprise.

You are moving, the keys are due, and the agent is going to walk the place with a list. What you want is a firm price before the day and someone who knows what that inspection looks for. You answer a few questions about the home and the price is fixed from your answers, not from a walk through.

What it costs

The Marigold Standard

121 checks across 7 areas

The deep clean standard, applied to an empty home, with the bond work an agent checks added on. Bathrooms go from 30 checks to 31, the kitchen holds at 26, and the whole-home pass doubles from 7 to 14. Bedrooms and living areas are shorter, and only because the furniture lines have nothing left to stand on.

Optional extras

Add anything you need to the visit

  • Inside oven$175
  • Inside fridge$75
  • Inside microwave$30
  • Grease trap clean$60

Being straight with you

What this does not cover

Outside this service

  • Window glass. Sills, ledges, frames and tracks are on the list, the glass is not
  • Carpet steam cleaning, which most agents want done separately and which we can refer
  • Walls beyond spot-cleaning, unless a full wall wash is disclosed at booking
  • Anything still in the home. The price assumes it is empty

Work we do not take at all

One reason runs through the list: each one needs equipment we do not carry or a trade we are not licensed for.

  • Window cleaning of any kind, inside or out
  • Pressure washing
  • Carpet steam cleaning, which we can refer on request
  • Builders and post-construction cleans
  • Hoarding and biohazard work
  • Mould remediation beyond surface mould on tiles and grout
  • Rubbish removal
  • Garden and lawn work
  • Repairs, painting and patching

The payoff

What happens if it is not right

The Bond-Back Promise

If the agent or landlord picks something up in our scope within 7 days of the clean, we come back and put it right at no charge.

Photo-checked before we call it done

The record is made on the way out, not after a complaint. Nine at night is a bad time to discover the ensuite, and by then nobody can prove anything either way.

24 hours to tell us, 72 hours to fix it

Those areas re-cleaned, at no charge, and it does not come out of your next visit. The guarantee page sets out what each of those phrases means.

Questions

About this service

Does the home need to be empty

Yes. A vacate clean is priced and delivered for an empty home. If there is still furniture in it, book a deep clean and talk to us, because the job is a different shape.

Why do you ask about carpet and the garage if they cost nothing

Because they change what your team brings and what we can offer you, not what you pay. Carpet is what prompts us to put you in touch with a steam cleaner, which is brokered separately and quoted by them rather than by us. A garage is swept and de-cobwebbed as published scope, so we are confirming there is one rather than charging for it.

Why is the oven a separate line when it is included

Because it is the biggest single piece of work in a bond clean, and folding it into a multiplier would hide what it costs. It is in scope on every vacate clean, the line just shows you the number.

What if the home is not as described when you arrive

We call you before any extra work starts, and nothing extra is charged without your say-so. That is the whole of the variation clause.
